Termite Inspections in Condong
Condong grew up around its sugar mill on the Tweed River, and a good part of the village's housing dates back to that era. I'm Shannon Kitchener of Local Pest Co, and older riverside homes like these need a different level of attention to a modern build a few kilometres inland.
A small village with an older housing stock
Condong sits right on the Tweed River just north of Murwillumbah, built up around the sugar mill that still stands there today — one of the last working mills of its kind left in NSW, and very much the reason the village exists in its current form. A lot of the housing nearby dates from that mill-era growth, which means older timber, older subfloor detailing, and generally less of the moisture-resistant construction you'd expect in a home built in the last twenty or thirty years.
Being right on the river, Condong also sits on flood-plain ground with consistently high humidity. It doesn't dry out and stay dry the way a better-elevated inland property might; there's almost always some moisture in the system, which keeps termite pressure on the higher side here compared with much of the wider Tweed Valley.
Treatment and prevention for a riverside village home

It's the river and the village's low-lying position, not the mill's operations. The mill is a landmark that shapes Condong's identity and the age of a lot of housing around it, but the moisture driving termite risk comes from the Tweed River and the flood-plain ground the village sits on.
Are Condong's older homes built differently to newer riverside builds?
Often, yes. A lot of the older mill-era housing predates modern termite management systems and moisture-resistant materials, so there's typically less built-in protection than you'd find in a home built in the last couple of decades, even at the same riverside address.
Condong feels humid year-round — does that mean more frequent inspections than elsewhere?
I generally do recommend tighter intervals for consistently humid riverside villages like Condong compared with better-draining inland or elevated properties, since the conditions that support termite activity are less likely to let up between visits.
How does Condong compare to nearby Murwillumbah?
They're close geographically, but Condong sits lower and closer to the river with a distinct pocket of older mill-era housing, while Murwillumbah covers a much larger and more varied area. I book and assess them separately.
