Termite Inspections in Kirra

Kirra is famous for its point break, but behind the low-rise skyline there's a genuine mix of building types — strata unit blocks and a handful of surviving surf-era cottages squeezed between them. I'm Shannon Kitchener of Local Pest Co, and I work both, which means the first question I ask isn't about the beach, it's about who owns what.

Timber balcony and decking detail typical of a Kirra unit block

Two building types, one small suburb

Kirra's low-rise unit blocks are dense and close together, a legacy of decades of development squeezed onto a small headland-adjacent strip between Coolangatta and Tugun. Scattered among them are older surf-era cottages that have somehow held on through waves of redevelopment. Both need termite attention, but they're not remotely the same job — a concrete-and-brick unit block has very different exposure to a low-set timber cottage two doors down.

Coastal salt exposure affects both, but mostly indirectly: it's harder on paint, sealant and timber decking than it is a direct draw for termites, and once that protective layer breaks down, exposed balcony and balustrade timber starts taking on moisture like any other unprotected timber would.

Who's actually responsible in a strata building

This is the question I get asked most in Kirra, and it matters because getting it wrong wastes everyone's time. In most owners corporations, the building perimeter, structural elements and shared subfloor or slab areas fall under common property and the body corporate's responsibility, while anything inside an individual lot is generally down to the owner — but by-laws vary, so I'd always suggest confirming the specifics for your building rather than assuming.

Where I'm asked to inspect common property, I can provide a clear, photo-backed report suitable to bring to a strata manager or an owners corporation meeting, including a plain-English read on where responsibility for any findings is likely to sit.

Treatment and prevention for units and cottages

Active termites get the same first response regardless of building type: stop activity, then plan long-term management — see termite removal vs treatment for how that decision is made. For a strata building, prevention is largely about maintaining common property — balcony waterproofing, structural timber, and shared drainage. For an older cottage, it's the more familiar list: clearing timber-to-soil contact, keeping decks maintained, and a standing reinspection date. Ask about low-chemical options if that fits your building or household better.

FAQs about termite service in Kirra

I own a unit in a Kirra block — is termite protection my responsibility or the body corporate's?

It usually splits along common property lines. Building perimeter, structural timber and shared subfloor or slab areas are typically the owners corporation's responsibility, while anything inside your lot is generally yours, but the exact split depends on your by-laws, so I'd recommend checking before assuming either way.

Do the older surf-era cottages near the point have different risk to the newer unit blocks?

Yes, noticeably. The remaining low-set cottages tucked between Kirra's unit blocks have far more exposed timber and older construction than a concrete-and-brick block, so I treat them as a different job even though they might be two doors apart.

Does the salt air off Kirra Point make balconies worse for termites?

Salt air is harder on paint, sealant and metal fixings than it is a direct termite attractant. What matters more is what happens once that protective coating breaks down: exposed timber decking and balustrades then take on moisture the way any unprotected timber would.

Can you provide a report for a body corporate or owners corporation meeting?

Yes. I can inspect common property and provide a clear, photo-backed written report suitable for a strata manager or owners corporation to work from, including where responsibility for any findings is likely to sit.

How do I book an inspection in Kirra?

Call me directly, and let me know if it's a single lot, a whole building, or an older standalone cottage — that changes how I scope and quote the visit.

Who this is for

Unit owners and owners corporations across Kirra's strata buildings, and the remaining cottage owners holding onto a piece of the suburb's surf history. More on how I work is on the About Shannon page.
