A headland pocket, not a beachfront strip
Rainbow Bay is genuinely one of the smallest named suburbs on this stretch of coast, wedged onto the headland next to Snapper Rocks between Coolangatta and Kirra. Being right on the point rather than set back along a flat beachfront changes the conditions a building deals with. Wind and salt spray are close to constant here, which is harder on paint, sealant and exposed timber balustrades than the more sheltered stretches further along the strip.
Cliffside drainage adds another wrinkle. Run-off on a headland building doesn't behave like it would on flat beachfront land — it concentrates around specific low points and drainage paths, which is where I focus first rather than assuming exposure is evenly spread across the building.
Clifftop apartments, similar principles to Kirra, different conditions
Most of what's built in Rainbow Bay is strata apartments, so the same common-property-versus-individual-lot questions come up here as they do in Kirra's unit blocks. What differs is the physical exposure: headland drainage and constant wind-driven salt on balustrades and decking matter more here than beachfront humidity does further along the strip. I adjust what I focus on accordingly rather than running the same checklist regardless of position.
Treatment and prevention on an exposed headland
